Listing your home can be a daunting task, but following these 7 tips will help make the process smoother and increase your chances of a successful sale in 2023:

  1. Deep cleaning: Start by giving your home a thorough cleaning, including carpets, windows, baseboards, cabinets, grout lines, and appliances. A clean home will show better and make a great first impression.

  2. Decluttering: Remove any unnecessary items from your home, including excess furniture and personal belongings. This will help make your home look more spacious and allow potential buyers to envision themselves living there. Rule of thumb is to keep a maximum of 3 items on any given surface.

  3. Depersonalizing: Remove any personal touches such as family photos, religious items, or unique decor. This will help potential buyers focus on the home itself and not be distracted by your personal style or how different you are from them. We want buyers picturing their future there and how they would live in the home.

  4. Landscaping: Curb appeal is important and the very first impression, so make sure your landscaping is well-maintained and attractive. This includes mowing the lawn, trimming bushes, and planting colorful flowers. Don't forget to maintain once the listing is live or you have moved out.

  5. Making repairs: Fix any minor issues such as leaky faucets, loose doorknobs, dead light bulbs, or wall patches. This will show potential buyers that your home has been well-cared for and is move-in ready. Again, we want buyers to focus on living there and creating an emotional tie to the home over drafting a "things to fix" list during the walk-through.

  6. Fresh paint: A fresh coat of paint can do wonders for a home's appearance. Stick to neutral colors that will appeal to a wide range of buyers. If you don't have the time or the budget to do all over paint, apply touch ups to scuffs and cracks where needed. Make sure the finish of the paint matches the original paint color!

  7. Home staging: This is the one I am most passionate about because it can drive an 8-10% increase on the sales price and dramatically decrease your days on market. Those are both wins! Consider hiring a professional stager to help arrange your furniture and decor in a way that highlights your home's best features. This can help potential buyers envision themselves living in the space. If you're planning on moving out prior to listing, a matching furniture and decor package can be brought in.
